Owners Corporation Rules

The Model Rules regulate how lots and common property are used, with the underlying objective of protecting health, safety, security and peaceful enjoyment within an owners corporation. A copy of the Model Rules is available here.

Special Rules are also applicable for this Owners Corporation. The Special Rules are available here.

Plan of Subdivision

You can access the registered Plan of Subdivision here.

A plan of subdivision is the legal document that sets out the boundaries of your individual lot and any common property shared with other owners.

Additional Information

Carstackers
A number of car parks have private car stackers installed in them. Car stackers are privately owned.

Storage Cages
The basement is home to 15 storage cages, one per apartment. Each storage cage is numbered. Due to limited security in the car park, it is recommended not to store valuable items in the storage cages.

Bin Room
The designated bin area in the basement is relatively small.
Bins must not be placed in a way that obstructs the side door entryway.

The protocol for bins is that residents fill the closest bins first (not their own apartment number).

There is no need to take bins out as the weekly caretaking service attends to this.

Please ensure any boxes are flattened as much as possible and broken up if required to maximise space available in the limited number of bins. The caretakers do not crush or break up boxes for residents.

A green bin can be obtained from Council but it will need to be kept in the lot owner’s courtyard rather than the bin room (due to space)  and as a result the bin will need to be moved in and out by the resident (not the caretaker).

Utilities & Internet Connections

Gas
Units 10, 11, 12 and 13 have private gas connections and meters are located in the front garden (coming in from the street, right hand side in amongst trees at front of property before entering the gate).  The Owners Corporation’s gas meter is also in this location (Meter ID 1382IT)
All other units have gas supplied by the Owners Corporation and no connection is required. Gas supplied by the Owners Corporation is for cooktops only and not for heating or other purposes.
*** Please do not transfer the owners corporation’s gas to your own name ***

Internet
The Owners Corporation used a private company to install fibre optic cable to the apartments.
Connections can only be made through Lighting Broadband. www.lightningbroadband.com.au

Water Meters
Cold water meters for lots 1, 2 and 3 are located on the car park ceiling (on the right if you enter via the driveway).
Other cold water meters are located in various places throughout the gardens.

Maintenance Schedules

Caretaking
The Caretaking is carried out weekly by The Minders.
Bins are brought in on Mondays.

Gardening
The gardening is currently performed by Growing Greener Gardens.
The gardener attends fortnightly for regular maintenance and more extensive pruning takes placed 3-4 times per year as required.
