Owners Corporation Rules

The Model Rules regulate how lots and common property are used, with the underlying objective of protecting health, safety, security and peaceful enjoyment within an owners corporation. A copy of the Model Rules is available here.

Smoking on common property is always prohibited. Smoking inside a unit is effectively prohibited unless it can occur without any smoke penetrating common property or another lot, which in practice will rarely be achievable.

Plan of Subdivision

You can access the registered Plan of Subdivision here.

A plan of subdivision is the legal document that sets out the boundaries of your individual lot and any common property shared with other owners.

Keys and Remotes

Keys
Keys are provided directly through Ace Locksmiths.
https://www.acelocksmiths.com/

Remotes
Remotes are provided directly through Gate Power.
https://gatepower.com.au

Both keys and the remotes require an authority letter from the owners corporation prior to placing an order with the suppliers. Owners or their authorised representative can submit a request here.

Tenants must submit all requests through their agent or landlord.

Utility Connections

Gas and electricity
There are no embedded networks. Gas and electricity can be connected via any retailer.

Internet
Internet can be arranged with the provider of your choosing.
For information on how to connect and the type of nbn service provided at the building please see the NBN website.

Cold water
Cold water is not metered separately. Each lot will receive an invoice from South East Water based on an equal share of the building’s water use.

Television
The building uses a MATV amplifier for television reception for all free to air channels.

Caretaking

The caretaker attends the property weekly to clean and maintain all common areas. This includes sweeping and tidying walkways, stairwells and the car park, cleaning shared facilities, managing bins, and keeping garden areas neat.

They also check lighting, remove cobwebs, clear junk mail, and report any maintenance or safety issues to management.

Residents can report issues here:
Maintenance Request Form

Hard Rubbish

Residents are responsible for their own hard rubbish disposal through the City of Port Phillip website.

Additional Information

Vehicle Gate Faults
In the event of faults:
1. Check the gate is plugged in and receiving power.
2. Check sensor batteries. If the sensor batteries are charged, the opposite sensor (across the driveway) will show two red LEDS. When the battery is going flat a single red light will flash.

If the issue cannot be resolved after the above checks, please submit a maintenance request.

Courtyards
Access to the courtyards is required on occasion by utility contractors carrying out routine metre readings using a PI Key. For this reason the courtyard locks cannot be changed by owners/residents.
