The Model Rules for an Owners Corporation are applicable.
The key considerations include maintaining health, safety and hygiene standards by avoiding hazardous activities, properly disposing of waste, and ensuring smoke from tobacco or other substances does not drift into other lots or common areas.
Common property must be used respectfully, without obstruction or damage, and approval is required for personal use or alterations.
Owners and occupiers must notify the owners corporation of any changes in lot use, external modifications or works that may impact others. All residents and their guests are expected to behave considerately, avoiding excessive noise and ensuring peaceful enjoyment by residents.

Utilities and Services
All utilities including internet/NBN connections are the responsibility of the resident and can be arranged with the provider of their choosing.
The local council is the City of Port Phillip.
Cleaning
Cleaning is carried out to the common property on a fortnightly basis. Eternal window cleaning to the common areas is carried out annually.
Lift Operation
The lift is serviced by KONE.
The maximum weight capacity is 375kg. The doors should never be held open for an extended period by the use of any blocking item as doing so will result in a lift malfunction and put the lift out of service.
Please keep this in mind if using the lift to transport larger/heavier items such as furniture. Please ensure any contractors engaged for services and deliveries are also provided with this information.
Should the lift malfunction due to misuse KONE will issue a service charge to attend and reinstate the lift. This cost may be on-charged to the lot responsible.
If the lift is out of service all levels can still be accessed via the stairs.
Bin Room
The bins live in the car park near the garage door.
Residents / occupants will need to take out their bins each Sunday night and return them on Monday after collection.
You must only use your own bins.
Hard rubbish is arranged through the local council. Residents are responsible for arranging their own collections.
