You can access the registered Plan of Subdivision here. A plan of subdivision is the legal document that sets out the boundaries of your individual lot and any common property shared with other owners.
Owners Corporation Rules
Smoking on common property is always prohibited. Smoking inside a unit is effectively prohibited unless it can occur without any smoke penetrating common property or another lot, which in practice will rarely be achievable.

Access Cards and Remotes
Access Cards
Access cards can be ordered here and are collected and paid for at the ground floor hotel reception.
Garage Door Access Cards (La Trobe St Car Park)
Access cards for the car park can be purchased from the Hotel Reception. A separate card for the car park is required and remotes are not available.
Whether you are the owner or tenant, the hotel will ask to see your photo ID.
Garage Door Remote Control (Spencer Street car park)
This is the smaller single level car park utilised by the Hotel and a small number of apartments (612, 613, 615, 622, 716A, 803, 819 and 822).

Utilities
Electricity
There are no embedded networks and residents may connect to the electricity provider of their choosing.
Gas
There is no provision for gas at this building.
Hot water
Each unit has it’s own hot water service (no bulk supply). The hot water service is a private responsibility.
Meter cupboards are located on each level and are locked. Please contact the building manager via the ‘report an issue’ button on MiMOR if you require these to be unlocked. Access must be arranged by appointment.
Building Manager & Cleaning
Allmark Property are the appointed Building Managers. Routine visits are conducted as well as on an ad-hoc basis. Building issues relating to the common property can be reported directly to the building manager Dave through MiMOR.
Clean As You Go are the appointed cleaners. They attend 7 days per week and carry out general cleaning of the common areas along with management of the recycling bin rotations on each level.
Cleaning issues in the common areas can also be reported directly to the cleaners through MiMOR.
Waste Disposal
Bin chute
There is a general waste chute at each level.
Recycling
In the chute cupboard on each level, there is a standalone recycling bin taken out for collection each Tuesdays.
Large items
To avoid bin chute blockages, cardboard boxes and larger items should be taken by foot to the ground floor bins, located near the car park entrance.
Hard rubbish
The Owners Corporation books hard rubbish collections with The City of Melbourne approximately monthly. Hard rubbish is placed on the kerb the night before collection. Bookings dates are updated on the MiMOR noticeboard.
Letterbox Area
The letterbox area is not monitored and is part of the common property.
Parcel Deliveries
The building does not have a secure location for parcel deliveries. It is strongly recommended that parcels are not delivered to the building and left unattended. CCTV is not available for stolen parcels.

Letterbox key replacements can usually be ordered from Wynns Locksmiths at www.wynnslocksmiths.com.au
Internet connections
Residents have two choices for internet connections.
NBN
The building is NBN ready and residents can connect through a provider of their choosing.
GigaComm
The building also has a separate FTTP connection available through GigaComm, who occasionally run promotions on-site for residents.
The Owners Corporation receive a bonus payment of $50 for each new resident that signs on with GigaComm. These funds are allocated to the building maintenance fund and contribute to the maintenance projects being undertaken by the OC, such as security upgrades, increased CCTV and improving the overall condition of the common areas.
Residents are under no obligation to join GigaComm and continue to have reliable internet access through the NBN provisions.
