Owners Corporation Rules
The Model Rules regulate how lots and common property are used, with the underlying objective of protecting health, safety, security and peaceful enjoyment within an owners corporation. A copy of the Model Rules is available here

A plan of subdivision is the legal document that sets out the boundaries of your individual lot and the common property shared with other owners.
Waste Management
Bins
Stinky Bins are appointed for the bins in/out service. Bins go out on Thursdays and come in on Fridays. Bins are shared between all residents.

1 x Green Lid – Garden and food waste

Annual bin cleaning is carried out for all the bins at the property.
Hard Rubbish
Residents receive three free council collections per financial year. Bookings can be made through Glen Eira City Council.
Maintenance Schedules
Caretaking
A caretaker attends every 8 weeks to clean and maintain all common areas and gardens. This includes sweeping and tidying walkways, stairwells and the car park, light globe replacement, along with mowing and keeping the vegetation trimmed and tidy.
Gardens within courtyards are private and the responsibility of residents to maintain.
Window and Gutter cleaning
External windows, gutters and car port gutters are cleaned annually by Acorn Window Cleaning.

Utilities & Internet Connections
Power
There are no embedded networks. Residents can connect with a provider of their choice.
Internet
The property has nbn Hybrid Fibre Coaxial (HFC) available. Connections can be arranged with any service provider.
Water
Water is individually metered. Hot water systems are private, there is no bulk hot water. The local water authority is South East Water.
Additional Information
Letterbox Keys
Letterbox keys are a private responsibility and are not held by the owners corporation.
Remotes
Remotes for the vehicle entry gate can be purchased though any supplier. Remote model and programming details can be requested through Stratablox.
Pets
The building is pet friendly and a number of residents own dogs or cats. Glen Eira City Council rules for cat ownership must be followed and can be found here.
