Stratablox was established by Julian Louey, an admitted solicitor, former Judge’s Associate for a Vice President of VCAT and a highly experienced senior owners corporation manager. Julian holds qualifications in business and in law (B.Com LLB).
Julian’s personal experience as an owners corporation chairperson in a complex commercial owners corporation structure sparked a passion for strata, which became the catalyst for Julian’s career change from law to owners corporation management. As a full time senior strata manager and advisor to colleagues for some six years, there are not many strata challenges Julian has not come across.
The convergence of owners corporation issues with legal issues is frequent and having a manager that can assist you to proactively anticipate, navigate and solve problems will prove invaluable time and again. As a non-practicing solicitor, Julian is able to represent clients at VCAT as a professional advocate and has an excellent track record delivering successful outcomes for owners corporations at the Tribunal.

Thea started her career in strata with an exceptional foundation, having completed a Bachelor of Sociology & International Relations degree, Certificate IV in Leadership & Management and Certificate III Business. It is little wonder that Thea has found success in the strata industry.
Thea has also successfully held roles as a receptionist, swimming instructor and call centre operator. Inevitably, Thea’s skillset has always tended to lead her towards managerial positions and responsibilities.
Support for the accounting and taxation aspects of owners corporation management is provided in-house by Ratnasabapathy Nanthakumar, Registered Tax Agent, Professional Engineer, Post graduate in Business (accounting and CPA status achieved in 1994).
Nanth has 35 plus years of experience as a practicing accountant and registered tax agent.
Nanth began his career as an engineer for the State Electricity Commission Victoria in the 1980’s, before being promoted to management. Thereafter he continued in various senior management and executive roles, including Chief Executive Officer and Chief Operations Officer of Aurora Energy and associated entities in Tasmania. Nanth also has extensive international experience in management consulting in the energy industry across the Asia Pacific region and has served on the board as a non-executive director of a retail energy company.
Throughout Nanth’s career, he has separately maintained a small business tax accounting practice, providing tax accounting services to individuals, partnerships and corporations.
