You can access the registered Plan of Subdivision here. A plan of subdivision is the legal document that sets out the boundaries of your individual lot and any common property shared with other owners.
Owners Corporation Rules
The Model Rules for Owners Corporation are applicable. The key considerations include maintaining health, safety and hygiene standards by avoiding hazardous activities, properly disposing of waste, and ensuring smoke from tobacco or other substances does not drift into other lots or common areas. Common property must be used respectfully, without obstruction or damage, and approval is required for personal use or alterations. Owners and occupiers must notify the owners corporation of any changes in lot use, external modifications or works that may impact others. All residents and their guests are expected to behave considerately, avoiding excessive noise and ensuring peaceful enjoyment by occupants and visitors.
Maintenance Schedules
Weekly cleaning is performed by Clean as You Go. The scope includes sweeping and mopping tiled areas, dusting and wiping down all common area surfaces, removing cobwebs, maintaining garden beds, pruning shrubs, applying weed killer, and cleaning the rear carpark. Toilets are cleaned and disinfected, with consumables restocked as needed. External bin cleaning is also included as part of the weekly service. Cleaners will report defects, graffiti, and maintenance issues weekly.

Utility Connections
There are no embedded networks. All utility connections can be arranged with the resident’s chosen retailer.
The relevant water authority is Yarra Valley Water.
Access Keys
Keys to the rear of the building are restricted and can only be reproduced with the authority of the Owners Corporation Manager. Please contact Stratablox to order a key.
The cost of the keys are approximately $30 and additional charges may apply for postage.
Insurance
You may view the Owners Corporation’s current and historical building insurance files here.
Toilets
The common area bathroom contains a male, female and disabled toilet. The door to the bathroom is locked and requires a combination to open. Please contact Stratablox to obtain the toilet door code.
