Owners Corporation Rules
The Model Rules for Owners Corporation are applicable.
The key considerations include maintaining health, safety and hygiene standards by avoiding hazardous activities, properly disposing of waste, and ensuring smoke from tobacco or other substances does not drift into other lots or common areas.
Common property must be used respectfully, without obstruction or damage, and approval is required for personal use or alterations. Owners and occupiers must notify the owners corporation of any changes in lot use, external modifications or works that may impact others.
All residents and their guests are expected to behave considerately, avoiding excessive noise and ensuring peaceful enjoyment by residents.

A plan of subdivision is the legal document that sets out the boundaries of your individual lot and any common property shared with other owners.
Car Stacker & Turntable system
Spaces are allocated to specific lots. All users must undergo an induction before using the parking system through the appointed contractor Emex Engineering. Any associated costs are payable by the person making the booking.

The system is made up of two Klaus model 2062-185 Double Bays and an entry turntable.
To avoid damage to the turntable and stacker system all vehicles must fit within the following specifications:
Height on TOP platform – 1.5 m
Height on BOTTOM platform – 1.65 m
Width for ALL platforms – 1.9 m
Length for ALL platforms – 5.0 m
Weight for ALL platforms – 2000 kg
A list of sample dimensions for larger cars can be found here. You will notice virtually all 4WD’s and SUV’s exceed the specified dimensions for this system and cannot use the system without risk of damage to the turntable or stacker.
Some vehicles may be able to enter the parking system without meeting the weight requirements. Residents found to be parking vehicles that do not meet ALL parking system specifications or who have not carried out an induction may be liable for resultant damage.
Utilities & Services
There are no embedded networks. All utility connections can be arranged with the resident’s chosen retailer.
Apartments have gas connections.
The relevant water authority is South East Water.
The local council is the City of Port Phillip.
There are no common property access devices required for this owners corporation. Owners manage keys to their apartment doors.
There is no designated contractor for replacement remotes. Owners can purchase and program replacement remotes with a contractor or provider of their choosing.
Cleaning
Cleaning is carried out to the common areas twice weekly.
