Owners Corporation Plan No. 6677
Plan of Subdivision
You can access the registered Plan of Subdivision here. A plan of subdivision is the legal document that sets out the boundaries of your individual lot and any common property shared with other owners.
Location of the boundary of each lot is defined by the outer face of the buildings and fences. Walls shared between neighbours have median boundaries (each owner is responsible for their half of the wall).
Owners Corporation Rules
The Model Rules regulate how lots and common property are used, with the underlying objective of protecting health, safety, security and peaceful enjoyment within an owners corporation. A copy of the Model Rules is available here.
External Appearance of Lots
Lot owners are responsible for maintaining the appearance of their units, including roofs, gutters and fences.
Any installations on the front face of the unit such as AC units, awnings, hot water services, solar panels etc. must first be approved by the Owners Corporation.
The Owners Corporation is responsible for the repair and maintenance of common property including gardening, driveways and the community hall.
Utility Connections
Electricity: There are no embedded networks for electricity, each unit is free to set up an electricity account with the provider of their choice.
Gas: Units connected to gas have a gas metre within the front garden of their unit. No gas meter means no gas provisions for that unit. Residents with gas arrange their own connection with a provider of their choice.
Hot Water: Each unit maintains their own hot water service.
Cold Water: Set up your cold water account with South East Water.
Maintenance Schedules
The gardening and cleaning of common areas is performed by Curb Appeal Lawn Care and Maintenance who attend on a three weekly schedule. Some tasks are carried out on a seasonal basis and attendance is adjusted (either increased or decreased) in accordance with these requirements.
Hard Waste
There is one scheduled hard waste collection each month. Items for collection are placed behind the letterboxes at the front of the property. Household and garden waste are not collected and must be disposed of correctly in their relevant bins.
Further information regarding collection details can be found on the Greater Dandenong Council web page.
The hard waste collection schedule for the 2025-26 period can be viewed here.
Additional Information
CCTV
Some units have private CCTV cameras installed which capture areas of the common property. Cameras are positioned and directed so as to not intrude into private lots or areas of private use. New installations, additional cameras or changes to current camera directions or configurations must first be approved by the Owners Corporation.
Internet
The property has nbn Fibre to the Premises (FTTP) available. Residents can arrange connections through a provider of their choosing.
