Owners Corporation Rules
The Model Rules regulate how lots and common property are used, with the underlying objective of protecting health, safety, security and peaceful enjoyment within an owners corporation.

Plan of Subdivision

A plan of subdivision is the legal document that sets out the boundaries of your individual lot and any common property shared with other owners.
Maintenance Schedules
Caretaking
JF Property Services attend every two months to clean and maintain all common areas. This includes sweeping and tidying walkways, stairwells and the car park, cleaning shared facilities, and keeping garden areas neat.
They also check lighting, remove cobwebs, clear junk mail, and report any maintenance or safety issues to management.

Utilities & Internet Connections
Internet
The property has nbn Fibre to the Curb (FTTC) connected. Residents may connect with a proivder of their choosing.
Power
There are no embedded networks. Connections can be made through any provider.
Water
Water is individually metered. Hot water systems are private, there is no bulk hot water. The local water authority is Yarra Valley Water.

Bikes
Bikes can be parked under the stairwells.
Laundry
There is a coin operated common laundry and washing line area at the property for residents to use.
Television
There is no common aerial. Residents must arrange their own connections for analogue and free to air channels.
Parking
Parking spaces are allocated to each apartment. Parking allocations can be viewed here.
Keys
Key are on a restricted system and can only be provided to owners or their nominated representative. If you are a tenant, please request any replacement keys with your agent.

A key authority letter will be issued to the supplier LDC Locksmiths, upon which collection and payment can be arranged with them directly. Further details are provided following submission of the order form.
Letterbox Keys
Letterbox keys are a private responsibility and are not held by the owners corporation.
