Owners Corporation Rules
The Model Rules for Owners Corporation are applicable.
The Model Rules regulate how lots and common property are used, with the underlying objective of protecting health, safety, security and peaceful enjoyment within an owners corporation.
Smoking on common property is always prohibited. Smoking inside a unit is effectively prohibited unless it can occur without any smoke penetrating common property or another lot, which in practice will rarely be achievable.
Plan of Subdivision
You can access the registered Plan of Subdivision here. A plan of subdivision is the legal document that sets out the boundaries of your individual lot and any common property shared with other owners.
Car Park Plan
Not all units have an allocated car space on the Plan of Subdivison. The apartment allocations can be found here.
Maintenance Schedules
Bin Service
Residents are responsible for their own bins.
Weekly bin collection day: Thursday
Street Cleaning: 1st & 3rd Fridays of the month.
Window Cleaning
Window cleaning is done once per year in or around February. Gutters are also cleared annually at the same time.
Hard Rubbish
The property has six council collections per year for the building as a whole. Further information in relation to waste collections and hard rubbish is provided by the City of Port Phillip.
Utilities and Services
Electricity
Electricity meters are located outside on the southern wall of the building. There are no embedded networks and residents can connect with any provider of their choosing.
Hot Water
Hot water services are private. There is no bulk hot water system.
The Owners Corporation strongly recommends replacing old hot water services. Replacement hot water services must have overflow trays installed to reduce the incidents of water leaking between apartments.
The local water authority is South East Water.
NBN
This building is nbn ready. The nbn connection is Hybrid Fibre Coaxial (HFC).
Keys and Remotes
All requests must be submitted through an owner or agent for verification purposes.
Keys
There is a restricted key system for the pedestrian gate and building entrances.
A key authority letter is required to obtain additional keys and remotes and can be requested here. Collection and payment is arranged directly with Ace Locksmiths, 29 Carlisle Street, St Kilda
Car park remote
The car park entry is accessed with a remote. Remotes can be ordered here. Purchase price includes delivery.
